Frequently Asked Questions

Our FAQ answers common questions about buying and renting property in Japan.

1. Can foreigners really buy property in Japan?

Yes, they can. In principle, there are no restrictions based on nationality in Japan. Foreign buyers are allowed to purchase condominiums, houses, and investment properties. In many other countries, foreign ownership is restricted in various ways (e.g. ownership bans, area limitations, additional taxes, residency requirements, or time-limited ownership rights). Many overseas investors have experienced situations where they could technically buy property, but their ownership rights were limited or weak. Japan is one of the few countries where foreign buyers face almost no nationality-based restrictions, and ownership rights are well protected, making it one of the most accessible real estate markets globally.

2. Can I purchase property even if I don’t live in Japan?

Yes, it is possible. Many overseas buyers purchase Japanese property while living abroad, especially through cash purchases. In some countries, buyers must be residents or have a local address in order to sign contracts. Understandably, many overseas buyers worry about fraud when purchasing property abroad. In Japan, however, the payment settlement and ownership registration are completed simultaneously, ensuring a secure and well-structured purchasing process. We provide online consultations, virtual property viewings, support for international remittances, and clear explanations of required documents and procedures in English and Chinese, so you can purchase with confidence.

3. Can I buy property without a Japanese bank account?

Yes, the purchase itself is possible. Even without a Japanese bank account, payment can be made via international wire transfer. Opening a bank account in Japan can take time for foreign nationals, and many buyers are also concerned about post-purchase property management. We therefore provide thorough guidance in advance, including post-purchase management options. We support our clients by explaining the real estate market, legal requirements, necessary documentation, financing options, and by introducing trusted legal and financial professionals when needed. Our goal is to ensure you can purchase property in Japan with peace of mind.

4. Can foreigners use a Japanese home loan (mortgage)?

Yes, it is possible, depending on your residency and employment status. Foreign residents in Japan with a valid work visa can often apply for a mortgage under conditions similar to Japanese nationals. Since mortgages are common globally, our approach is to first clarify—before property viewings—whether a cash purchase or loan is more suitable, and then design a realistic and sustainable purchase plan.

5. Can I pay rental or purchase costs by credit card?

For rental properties, many listings allow credit card payments. For property purchases, credit cards are generally not accepted, although certain fees may be payable by card. We often hear from overseas clients that bank transfers—common in Japan—are a major inconvenience. For this reason, many of the rental properties we handle allow payment by credit card whenever possible.

6. Can I sign a contract if I don’t speak Japanese?

Yes, you can. Our agents are experienced in supporting international clients. Signing a contract without full understanding can lead to serious issues. To prevent this, we carefully explain all key points—such as contract terms, costs, restrictions, and cancellation conditions—focusing especially on areas where misunderstandings are likely to occur.

7. Are there any hidden fees?

No. There are no hidden fees. We value transparency and clearly explain all necessary costs in advance, so you fully understand the total expenses involved and can avoid unexpected charges.

8. Do you offer properties for short-term stays?

We also operate hotels in Tokyo, so please refer to our HOTEL page. If there is a room you are interested in, please feel free to contact us.
